What the Rebate Is Worth

The rebate is one percent of the price on the transaction that closes. Not one percent of the commission, and not a credit at the closing table.

Examples

The higher the price, the bigger the cheque. Every step is 1% of what you pay.

Your cash back, after closing$10,000

Estimate only. The rebate is 1% of the final purchase price on the transaction that closes, and the exact terms are set out in your buyer representation agreement before you start looking.

There is no minimum.

It is 1% of whatever the purchase price is, and if you win a bidding war above asking, the rebate goes up with the price.

Where the money comes from

No, There Is No Catch
Here Is the Whole Thing

Every listing sets a commission that the seller pays. Follow it down and you can see exactly where your rebate comes from.

Why leave money on the table?

Four Reasons This Is Worth a Phone Call

01

No Extra Cost to You

The rebate comes out of commission the seller is already paying. Your purchase price does not move because of it.

02

Same Full Service

Showings, comparables, conditions, inspection referrals, negotiation, and someone on the phone at 9pm the night an offer is due.

03

Maximum Value Back

1% of the whole purchase price. Not 1% of the commission, and not a gift card at the closing table.

04

Local Expert, Client Focused

Toronto, the 905, and west to Kitchener, Waterloo, Cambridge and Guelph: pricing, bidding patterns, and which pockets are clearing over ask.

No Extra Cost to You

The rebate is paid out of the commission the seller is already paying. Your purchase price does not change.

Agreed in Writing Up Front

The amount, the trigger and the timing go into your buyer representation agreement before the first showing.

Paid After Closing

Once the transaction has closed and the co-operating commission has been released to the brokerage.

How the Money Reaches You

Four steps, in this order. The rebate is agreed in writing at the start, never a promise made after the fact.

Step 01

We Put It in Writing

We sign a buyer representation agreement before the first showing. The 1% goes in it: the amount, the trigger, the timing.

Step 02

We Shop and We Negotiate

A search built around what you will actually live in, comparables before you offer, and the negotiation itself.

Step 03

Your Deal Closes

Firm offer, lawyer, land transfer tax, keys. The day the costs land, and the day the rebate becomes payable.

Step 04

Your Rebate Is Issued

1% of the final purchase price, sent once the deal has closed and the commission has reached the brokerage.

Frequently asked

The Seven Things
Everybody Asks First

Still unsure? Fifteen minutes on the phone answers the rest.

Yes. A brokerage rebating part of its own commission to its own client is permitted in Ontario and has been for years. What is regulated is how it is described and documented, which is exactly why the terms go into your buyer representation agreement in writing, on a standard registered form, before the search starts.

No. There is no expiry date, no promo code, and no version of this where the number quietly drops after you sign. It is 1% on every buyer purchase we represent, and it is written into your agreement before you see a single house.

No. It is 1% of whatever the purchase price is. On a $500,000 condo that is $5,000; on a $1,500,000 house it is $15,000.

No. First purchase or fifth, the rebate is the same 1%. First-time buyers are also eligible for separate land transfer tax rebates from the province and, inside Toronto, from the City. Those are government programs, they have nothing to do with us, and you can claim both.

It goes up. The rebate is 1% of the final purchase price on the Agreement of Purchase and Sale, not 1% of the list price. Win a bidding war at $1,080,000 on a $999,000 listing and your rebate is $10,800.

Two things worth checking on any offer you compare. First, what the percentage is taken of: ours is 1% of the purchase price itself, which on a $1,000,000 home is $10,000. Second, what service is removed to pay for it: with us, nothing is. There is no reduced tier, no cap on showings or offers, and no upgrade to buy back the service you would normally get.

No. The first call is fifteen minutes, costs nothing and commits you to nothing. Paperwork only comes out if you decide you want us representing you, and you read it before you sign it.
