Glossary: The Words Nobody Explains
Agreement of Purchase and Sale
The contract. Once both sides sign and any conditions are met, you are buying the house.
Buyer representation agreement
Your contract with the brokerage. This is where your 1% rebate is written down.
Co-operating commission
The share of the seller’s commission that goes to the brokerage that brings the buyer. This is what your rebate comes out of.
Deposit
Paid within 24 hours of the offer being accepted, and credited toward your purchase on closing. Not the same as your down payment.
Adjustments
Prepaid property tax and utilities the seller already covered, split at closing.
Status certificate
The condo’s financial and legal health report. Read it before you waive the condition.
Firm offer
An offer with no conditions left. At this point the house is yours and the deposit is at risk.
Land transfer tax
Paid on closing to Ontario, and again to the City if you buy inside Toronto.
Title insurance
One-time premium covering title defects, fraud and survey problems.
Holdback
Money the lawyer keeps back at closing until something is resolved.
Fifteen Minutes and a Real Number
Tell us the price range and the area you are shopping. You get your rebate figure, an honest read on what that budget buys right now, and the agreement in writing before anything else happens.
