We Buy Where You Want to Live

The rebate does not change by postal code. Toronto, the 905, or an hour west in Kitchener, Waterloo and Guelph: 1% of the purchase price comes back to you after closing.

The one line that changes at Steeles

Toronto Buyers Pay Land Transfer Tax Twice

Once to Ontario, once to the City. Everywhere else we work, you pay it once. On a $1,000,000 home that is a $16,475 difference, and it is usually the single biggest line on a Toronto closing statement. It is also the first thing a rebate goes toward.

Beyond the GTA: Kitchener, Waterloo, Cambridge and Guelph

These four are not in the GTA, and we are not going to pretend they are. They sit about an hour west, in Waterloo Region and Wellington County, with their own market and their own pace. What does not change is the rebate. What also does not change is the closing math: only Toronto charges a municipal land transfer tax.

Where we work

Where We Work, and What Changes When You Cross a Boundary

Still unsure? Fifteen minutes on the phone answers the rest.

Yes. One percent of the purchase price, whether you buy in Scarborough, Milton, Oshawa or Guelph. The rebate does not change by postal code, but what you pay on closing day does.

Because that is where a growing share of our buyers end up looking. Priced out of Toronto, moving for work along the tech corridor, or following a university. They are about an hour west and they are not part of the GTA, and we are not going to pretend otherwise. But we work there properly, and the rebate is identical.

Because Toronto is the only municipality in Ontario that charges its own land transfer tax, on top of the provincial one. On a $1,000,000 home that is an extra $16,475. Buy anywhere else we work and you pay the provincial tax alone.

We take on buyers in markets we genuinely know, and we refer out where we do not. If you call about an area we cannot serve properly, we will tell you on the first call and point you at someone better. A rebate on bad advice is a bad deal.

Both. Condos carry their own homework: the status certificate, the reserve fund, the maintenance fee history, and what is coming up for the building. That review is part of the service, not an add-on.

Call and ask. Those sit outside the areas we cover day to day and we will not pretend otherwise. Depending on the market we will either take it on properly or refer you to someone who knows it, and you will know which on the first call.

Yes, and it is worth starting early. Land transfer tax, the 24-hour deposit deadline and the way conditions work here catch relocating buyers off guard, and lenders ask for different documents depending on where your income comes from. The rebate is the same 1% either way.
